Turner and Partners are involved in the development of a seven-storey
block of luxury and social housing flats, which includes two levels
of basement car parking. The site was originally a British Telecom
Exchange, but was demolished to allow redevelopment.
BTP were
instructed by the client to minimise the cost of foundations due
to the high water table and the effects on the surrounding buildings,
so it was decided to utilise the existing concrete substructure
as the basement and foundations of the new building.
Planning
constraints restricted the height of the building, so to maximise
the number of storeys, the floor construction had to be kept as
thin as possible. It was therefore decided that a slim floor construction
in steel and precast concrete would be the best solution. This method
makes maximum use of the elements in precast concrete, whilst still
minimising the depth of the steel work.
Construction
began on site at the end of March 2002.
The total cost of the works
is approximately £10 million.
